Mold Inspection Basics
A scientific mold inspection and bio aerosol
assessment includes the following:
A visual inspection seeks out signs of visible mold or suspect areas
of previous moisture or water intrusion issues. Air sampling consisting
of an outside control sample and a minimum of one indoor air sample
per floor of living area is completed.
Direct samples are to be taken of any suspect or “mold like”
substances. Sample Analysis is completed by a microbiology laboratory
identifying contamination levels and mold species. Inspection Results
- Lab results are interpreted and the complete results of the visual
inspection observations, sample analysis report, summary and recommendations
are then reported to the client.
Property Management Services
Toxic mold services include: mold remediation
– mold removal, cleaning and inspection, moisture intrusion
detection, mold Inspections and testing and laboratory sample analysis,
allergen screening for dust mites, pollen, pet dander, etc., preventative
mold treatments, household moisture assessment, and anti microbial
treatments – attic and crawlspace. At the outset, you should
understand some key points: As a property manager, you don't need
to become an expert on mold. Large legal settlements don't change
what you're responsibilities and you don’t need to panic.
Some basic and simple strategies can equip you to address this important
issue. Become aware of the licensed experts in your area who are
prepared to inspect for mold and remediate per recognized scientific
industry standards. Be aware of the legal right and responsibilities
for landlords and tenants in your area. A property manager needs
to be able to protect his or her own firm from liability. There
are industry standards and scientific methods available for solving
mold problems.
DRI-Inside™ Certified
The DRI-inside™ inspection process begins with utilizing
the most accurate and reliable moisture metering equipment in
the industry, Looking for signs of moisture and trying to identify
moisture by touch and feel is not enough. A trained professional
with the right equipment is needed. The DRI-inside certified certificate
indicates the structure was inspected and the moisture condition
identified showed it ready for cover per published industry accepted
standards. A certificate is issued for each and every home certified
as DRI-Inside™. It just makes sense to be cautious about
closing up moisture in your home. The DRI-Inside™ certified
inspector analyzes the following areas for excessive moisture
content using state of the art equipment: interior wall framing,
exterior wall framing, sub floor and floor joists, exterior wall
sheeting, and roof sheathing and trusses. The inspector also completes
a visual inspection of all building substrates for the presence
of mold fungi. Upon completion of the inspection and finding no
mold or moisture issues, a certificate is issued certifying the
structure as DRI-Inside™ and mold free at the time of the
inspection.
The Micro Pros
The CMI certification recognizes the Certified
Mold Inspector as having exhibited a proficiency of knowledge required
to conduct bio-aerosol assessments of a structure including source
sampling, air sampling, sample analysis, interpretation of data
and the prevention and control of microbial contamination. The Certified
Mold Inspector has demonstrated the proficiency and knowledge necessary
to properly perform these tasks within the guidelines and protocols
as developed by the American Conference of Governmental and Industrial
Hygienists (ACGIH), the U.S. Environmental Protection Agency (EPA),
the American Industrial Hygiene Association (AIHA) and those additional
3rd party references as listed in the MICRO CMI course materials.
The CMRC certification recognizes the Certified Mold Remediator
as having exhibited a proficiency of knowledge required to perform
professional mold remediation including inspection and preliminary
determination, principles of remediation, qualifications, procedures,
structural remediation, HVAC remediation and contents remediation
within the guidelines as outlined in IICRC S520 “Standard
and Reference Guide for Professional Mold Remediation”, the
New York City Department of Health Remediation Guidelines, the U.S.
Environmental Protection Agency, Office of Air and Radiation Indoor
Environments Division “Mold Remediation in Schools and Commercial
Buildings” and additional 3rd party references included in
the MICRO CMR course materials.
